LIMEWASH KISS
UBC Townhome Reno

This main floor townhouse renovation in Vancouver, BC was designed to transform a closed-off layout into a space that feels open, connected, and easy to move through. When the homeowners came to us, they shared that they wanted to be able to “borrow scenery from both ends of the home,” which became a guiding principle for how we approached the design. By opening up the kitchen wall as much as possible, removing a closet, and reworking the footprint, we were able to improve sightlines and create a more seamless flow from front to back. The staircase wall was replaced with full-height glass, allowing light to move freely through the space and helping the home feel larger without increasing its footprint. A new oversized island anchors the kitchen, creating a natural place to gather, prep meals, and stay connected while others move through the space.

Throughout the main floor, thoughtful built-ins were introduced to support both function and flexibility. A fireplace feature wall was designed with integrated seating, allowing the dining table to extend for larger gatherings while still feeling comfortable day to day, with a nearby spot to sit and unwind. Behind the scenes, careful coordination was required to navigate structural limitations and complex sprinkler system constraints within the strata, ensuring the design vision could be achieved while meeting all requirements. The result is a modern townhouse renovation that feels open, inviting, and thoughtfully designed around how the homeowners live.
